In a word : friction. The concept is self-serve, but the process is just poor. Checkin requires lengthy account creation, pass-port and face scanning, multiple and aggressive reminder emails and texts.
Building access is through complicated codes on worn keypads. There is no front desk reception. No daily cleaning of rooms (and hence no coffee refills etc.).
The building and rooms are nice. Nice gym. But the concept tries to minimise staff costs so much so, that it's just not a good experience.
