The carpet had huge dark stains (size of salad plates). The room smelled of mold and mildew. The bathroom was awful and had a hole the size of a fist through the bathroom door I would definitely not recommend this place. Awful. Nothing else was available because of the boat show.

This motel, although convenient to everything, was not a top quality place by any means. There was no heat, no hot water, no bath tub. It was more like camping. Would not stay there again.

I visited Newport, RI along with my family from 09/15-09/17/11, we came up from Miami, Fl for my daughter's graduation from ODS at the Naval Complex in Newport. The property is in a perfect location, one can get to Newport in 5-10 minutes or visit Portsmouth and Bristol and arrive in 15-20 minutes. The Inn staff was cordial and accomodating. The comfort […] and cleanliness at the property were above average, the price for the room is the BEST in this area. A suggestion I would make is for the owner to begin replacing all carpeting in the rooms which would help in diminishing "stale odor" in the rooms. I would recommend this property for anyone who wants a solid location and good value for their money, I enjoyed the nostalgic feel of the property as well. I highly recommend the following places for dining: - Cornucopia for breakfast, Mark the owner makes just abouth everything from scratch and his selections were all delicious - Anthony's Seafood for lunch or dinner, the food is excellent and FRESH, the New England Clam Chowder and Portugese Fish Chowder are exceptional as is the Tuna, Lobster. - Carmella's Pizza, located in Portsmouth is a MUST, their pizza, meatballs and garlic bread is excellent! Rather than spend a fortune right in Newport, this was a very adequate option - especially price wise!!. Hotel was clean - not modern but hey - it was quite adequate for doing what we needed - a place to spend the night!! We were very satisfied. The staff was very nice!

Nice staff....but the motel is in desperate need of updating. We had 2 rooms, one smelled of mold and one of moth balls....I don't know which was worst.

This is not an Inn, it's a motel, yet it's priced as a hotel. Room was clean, but the smell was not good at all.

I stayed here while attending the Newport Folk Festival and it was very easy to get to downtown Newport from this location. My only complaint is that the window-box air conditioner was very loud and randomly made clicking noises that woke me up. The hotel itself is somewhat outdated, though clean and well maintained. I felt safe in the neighborhood. […] The breakfast provided (voucher to redeem at a nearby bakery for a muffin or bagel and a coffee or juice) was very tasty. I would recommend this hotel if you're in need of a reasonably priced place to stay in the Newport area and will be spending the majority of your time sightseeing. Læs mere

This is a simple, clean, family run motel. Interesting setup, as the entrance is part of a foyer/sunroom with a foldout couch and mini-fridge. This little entrance room is separated from the main room by a wall that has a door and a big open cutout with wooden shutters. So, the kids got the foldout and we got the king bed and were able to have a closed […] door between us. The cleaner arranged the kids' stuffed animals on the foldout when the room got made over. my wife an i stayed here because it was pretty much the only available during the last weekend of july. we were in town for the newport folk festival. the staff was courteous but the rooms themselves were old, dank and overall not too comfortable. if you expect something a little more luxurious you should look elsewhere. if money is tight though this […] may be the best deal in newport. I was looking for a safe place to stay that I didn't need to spend much money for because I was a female traveling alone (visiting someone staying on the naval base). The room smelled like fish. I couldn't figure out why... The outside looks like a motel where people stay for extended periods of time, the inside is nicer and you have a fridge and iron/board. […] The shower is really small. The toilet backed up. So I only recommend for people who aren't spending much time in the room and roll well with the punches. I felt safe which is what I needed. Læs mere

The room was clean but extremely outdated. I was afraid when I first pulled in to see young kids riding their bikes around, unregistered cars and cars loaded with junk. I asked the clerk if people live there and he said yes. On a good note, the place was clean and quiet. The clerk was very nice as well. VERY OUT DATED.. OLD TV'S , NO CHANNAL GUILD. CLEAN BUT OLD. NICE MAN IN THE OFFICE WHO MADE SURE THE DOG IN THE PARKING LOT STOPPED BARKING...

Was very reasonably priced. Room was clean, a little outdated, but very clean. Only complaint is the shower, which was kind of small and dark. Very close to newport attractions and close to quite a few places to eat. Staff was very friendly and helpful.

Me and friends came down for a rugby tournament and wanted somthing cheap and close to the fields this place is super simple and not that appealing to the eyes but overall it was awesome! rooms were clean had a couch for ppl to crash on and was close to restaurants and our friends other hotels and the fields. only cost $75 which is peanuts split with […] 5 ppl. Great experience for one night. There is a great little restaurant across the street and the service was wonderful.

Try to ask for room 17 if you are a non smoker. At first I got room 7 which reaked of cigarrette smoke! I went to the front desk and they gave me room 17, he said it always smells nice. It still smelled a bit like cigarette smoke but was bearable. The rooms are surprisingly clean for a 2 star hotel. I enjoyed my stay for 2 nights and wouldn't mind going […] back. The rooms have a microwave and small fridge. Other details: For our continental breakfast, we got a voucher to cornucopia cafe - we loved that place. The place is homey and the food and prices are great. We also ordered box lunches (under $7) for our cliff walk. Bicycles are free at the hotel and it is a 15-20 min bike ride to the ocean. The front desk guy was really nice. The hotel is walking distance to dunkin donuts and an ice cream place. It was a great location! Not a bad experience at all! Læs mere

The staff is very nice. The first room they gave us the toilet back cover was sitting on the seat, the toilet water tank was empty and the flush handle was broken. We told the office and they immediately apologized and gave us another room. The second room was okay for the one night we stayed. The bed was surprisingly very comfortable. The room was […] dated but for the price we paid it was fine. There was no bathtub only a very large shower stall, which is fine as it was only my husband and myself staying in the room. Location was convenient for our needs, however, the room smelled. They even had a mechanical room freshener. No accomodations for viewing movies, i.e on-demand cable or vcr/dvd. There were 4 of us, however, only 2 bath towels were supplied in the bathroom. The couch pulled out into a bed but there were no sheets. Disappointed for the money spent.

Ok value for the $$$, did have complimentary breakfast at a 5star cafe

Great value for staying in Newport if you're travelling by car. Friendly manager and lovely room with huge king sized bed.

Hotel was clean, quiet, and comfortable. Not luxurious, but certainly met my expectations for the price. The hostess at the front desk was very friendly and helpful. Breakfast, however, was not available though it was advertised as such.

The hotel is from the bygone era of the roadside "motor court". The room was clean and very adequate for our purposes (dropping off son at college) since we were not there for a ambiance of Newport. The "breakfast" was sparse - one item (cereal, muffin or fruit) and a beverage at a neighboring cafe but the room came with good size refrigerator and microwave. We paid for a suite and the first night we had a regular room and had to ask for the upgrade.

Not on the beaches but only a few miles away so not as overpriced. Room was clean and comfortable.

I've done this review before. I remember I have good feeling about this hotel. The reservation was there, there was no problem or misunderstood. I was welcome and the guy from reception kindly answered my questions and gave me a map. The bedroom was teLly clean and there were microwave, minibar and A/C. Hot water and excellent shower. I strongly recommend […] and would be there again. Important to say I'm not comparing with any of the big chains. I was there for one night only and it was perfect. I spent one night and everything was excellent: the room is very clean, the TV works, hot shower (maybe too much pressure in the water, but it's ok), frigobar and microwave, iron board and iron, free parking lot. When I arrived the reception was opened and I did not have any problems related to this reservation and the attendent was very nice. I asked […] for some tips for 1 day in RI and he gave me and showed me the Newport map. The hotel looks old, but it's in shape. I strong recomend. It was a fair price x benefit.
