Beachscape Kin ha Villas & Suites - Cancun

The hotel personal go out of their way to make you feel welcome. The hotel and room was meticulous. The beach is lovely as is the pool. I expected some college kids as it was college break week, but this place is mostly families or retired people. I would definitely return.

The Previous manager was what made this place great. At one time, I recommended this hotle to all of my friends, but now, No way. You can go next store (The President) for the same great beach, and almost half the price. The rooms are dated. No investment in new furnishings, but more than double the rates from a year ago. $199 pesos for a very limited […] Breakfeast? Crazy !!!! I was going to book them for Christmas, and they were charging more than the J.W. Marriot !!! Again, crazy. Nice beach, and the staff that has been around is great, but no way is this place worth what they are charging now. At one time, there was a group, like me, that would come down and stay for months, but after this year, not going to happen anymore. The rooms are furnished with older stuff than a U.S. Motel 6. We stayed here for 5 nights in october 2011, just before the tropical hurricane that then became a tropical storm. The hotel staff is friendly and the food was nice. Pool had too much copper ions which turned our daughters hair into green... We really liked the size of the place since it gets more of a family friendly athmosphere.

We had a 1br appt. The unit was dated, but ok. The master bed was comfortable, but the pull out couch was not very good. There were curtains, but did not make the room dark, so we were up with the sun. It was convenient that the bathroom was accessible from the living room and the bedroom. This beach remains one of the best beaches in Cancun, ideal for families. The furniture in the condos remains the same over at least the last 15 years, and it looks worn. Management has changed three times in the last 5 years, and it just isn't as friendly as it used to be. We had two one bedroom suites, and being seniors with bad knees, we requested […] downstairs rooms long before arrival, and the front manager refused to give it to the second couple in our party. He said the rooms were taken. Over the four days, I was told that the hotel occupancy was less than 3 0%. The beach was practically deserted, and yet the manager wouldn't move us to another room. This is despite the fact that we had stayed there four times before. If you like a firm mattress you will like the beds, but they are very firm like many Mexican hotels. The breakfast buffet is strong on the fruit side, but it is very limited on the hot food side. They seemed to promote omelets with no ham or bacon sides every morning for approx. $199 pesos. It used to have a lot more variety. I asked at one time to talk to the general manager, a Mr. Dominguez, and he never really called my room even though I left a voice message for him. Finally, some friends who own a condo elsewhere in Cancun came to visit us at around 8:30PM, and were told that could only sit in the lobby, they could not enter our condo. We have never had this problem before. They left around 10:30PM with security keeping a close watch on them, a very embarrasing situation for us and our friends. We have stayed at this property repeatedly because of the excellent beach, and its great location close to the downtown area and the nightlife. I intend to contact Mr. Dominguez to see if he can help us out with our problems, and if so, I hope to stay at the condo again. Just don't expect a luxury property; expect a reasonably comfortable room on an excellent beach. Also, stay away from units adjacent to the street, terribly noisy at night. Læs mere

Other than they had a problem with the machine that "makes" the room keys and we had to call somebody of the staff to open our room eeeeeeeevery time we got there, the hotel is kept in good condition, clean, the location is good if you want to hit the "party time" section of the hotel area, not far from downtown Cancun. Good value for the money.

This was my second time at Kin Ha, you couldn't ask for a better place to stay. Close to everything, great great beach, water sports are close by and the beach is constantly being cleaned of whatever washes up. Everyone on the staff was friendly, the waiters and bartenders at the bar are great and the food being served is fresh everytime. We added […] the breakfast to our stay and it is always good also. Wi-fi is free in the lobby which is fine cause while you're sitting there you get the breeze coming through from the beach. Great family hôtel with big suites, not too far from shopping malls. It has à restaurant on the beach, with good food and convinient prices. The pool has no shade , it can become hot as à soup, but great for suntanning. You can do your laundry in the hôtel. It has an amateur "gym", small, half of the machines dont work .... Not far à small supermarket […] (100 m), and à small shop in the hôtel ... For emergencies. But again, the best sand beach (wide, clean, secure) i'vers seen around. Læs mere

If you want to have a good relax it is a good option. Full of families and kids, wonderful beach. Amazing pool. Nice breakfast. Nice views. People and crew very kind. Don`t hesitate to be there. If you are looking for party every day I will not recommend it, but you can walk only 10 minutes to the place where you can get it. Good Luck

We stayed here for 4 nights and we were absolutely over the moon with our choice of hotel. On arrival, the desk staff were very helpful and friendly, even offering us a choice of 2 different rooms to view and decide which one we preferred. The one we chose overlooked the lagoon and was a 1-bedroom suite. It was huge! A massive kitchen/dining/living […] area, 2 huge balconies and a separate large bedroom with 2 queen size beds. Everything in the room and around the hotel was spotless, the gardens were well kept and the pool and beach areas were excellently maintained. The best bit was being right on the beach, with use of the free sunloungers and palapas. We ate in the beachfront restaurant a few times and the food was of a very good standard and not expensive at all. It was only a 15 minute walk to 'Party Centre' where all the clubs are, and there were plenty of shops and supermarkets within 5 minutes walk. All in all we were delighted with this hotel. We had already been touring around Mexico for 2 weeks and stayed in many hotels, and this one was by far the best! Læs mere

Sometimes it was confusing to describe the hotel we were staying at. Sometimes people would refer to it as Ambiance at Kin ha villas and sometimes it would be Beachscape at Kin ha villas. Keep than in mind when scheduling pickups and drop offs.

The hotel is a 1 star, I do not see how it is rated a 3 star. The decor and furniture is outdated. The rooms had a bad smell when we first walked in and once we aired our the place it went away. For the price I dont recommend this hotel. The beach was nice that is the only nice thing I can say.

Best hotel I could have stayed at. Wonderful beach, great service. Away from the crowded resorts.

Spartan amenities in the rooms.Tiny bathrooms with old fixtures. Everything is old ,painted but never upgraded. office personnel difficult to locate. originally told we could pay balance with credit card - after arrival, would only take US dollars, would not even take mexican pesos. no towels in room. moldy food in cabinet.

This is a small hotel with simple yet clean rooms close to all the action in Cancun, The beachside bar makes the best Margaritas at the cheapest price and the food isn,t bad for the price. Staff are friendly and helpful and speak English. Can´t ask for much more at this price. We´ll be back.

Our stay was very nice although weather did not cooperate. The hotel was well swt up and provided, generally, good value for the money . The Christmas week rate is much, much higher than any other time so for that week, the value wasn't there, but still more affordable than other hotels on the strip. The room was nice but the bathroom needs work in […] terms of refurbishing, improving the grout and so forth. The sofa-bed was very uncomfortable and smelled bad -- it needs to be chucked out. This is a good hotel to stay if you do't want to spend lot of money. We did not chose all inclusive since we knew we will go out to see different places everyday and we wanted to try foods from different restaurants nearby. Inspite, we had breakfast at the hotel few times and the food was very good and relatively cheap in price. We had dinner on two […] nights and again the food was good and cheaper than other places. The location was very good and close to lot of restautans, clubs and shopping areas (walking distance). Beach was nicely maintained. Wireless internet was free at the lobby only. Our only complain was on the bed. The bed was not very comfortable. Wish the pillows were little soft. The service was very good. They fixed the hair-drier within few minutes after we told to the front desk. Læs mere

Thie hotel is the best value for the money.Clean grounds ,frindly ,helpful staffsmall and relaxing setting,The food was excellent and very fresh. Would deffinatly return.

This hotel served its purpose. I needed a cheap hotel for 2 days before heading to a fancy secluded resort for a wedding. My room smelled moldy, had uncomfortable pillows, and the music played throughout the hotel was cheesy 90's (Mariah Carey, etc) but other than that, it was clean and just fine. this was the 1st of many hotels in mexico that feature the very firm beds that you eventually have to surrender yourself to. the pool was suerb for lap swims and the staff great...no elevator. I'm a bit disabled so that's a drag but doable. great value for the area and smaller size in a good way

I got a great price for the hotel, it is a low key place in a tranquile beach.

Everything was perfect and the location was superb. Staff were very friendly and the restaurant provided quality meals. I would definately go back. This hotel was affordable and met my expectations in every way.

This hotel was one of the first hotels built in Cancun. As such, it got the very best beach, but is a little older then some of the competing hotels. It is currently being renovated, and is still in very good condition...just not as new as other hotels. Everything was good about the hotel. More of a middle class hotel. my husband and I had the best vacation in a long time. we travel a lot anf go to a lot of fancy hotels. this was more simple but people were very friendly. best hotel in Cancun.

Kin ha Villas & Suites was a great hotel to stay at. The food at their beachside restaurant was very good. The service provided by the staff was great. The room did smell moldy, but that is true of all hotel rooms in Cancun due to the extreme humidity. But, most importantly, the Air Conditioning worked well and kept us cool and kept the humidity down […] in our room. It was very quiet and peaceful, perfect for celebrating our anniversary. Læs mere

Everything was good with the villa. Food, pool, rooms, and beach were all very nice. It's all about location location, the villa was about a 10 minute walk from all the hot spots, but the bus comes right in front of the villa which was convenient. For the price I would recommend this place to anyone.

complimentary upgraded us to a room with microwave because of our little kid. Excellent hospitality-best beaches- true value for money. I stayed at hilton also- but this place was no doubt the best.

We stayed at a suite in this hotel and were extremely happy. It is located right on the hotel zone, has a nice pool and great beach access. For some reason the wifi didn't work in our room though so we had to go out to the lobby for it. This hotel may be a little difficult to initially find (we had to drive around a bit) and the parking lot was quite […] small so this could be a problem in the busy season. One of the best hotels to stay with family and relax, not noisy at all, with great gardens and one of the best beaches in CanCun. The beach was like a big big pool, with very few waves. Also, the hotel removes any algae the sea sends out so the beach is very clean. The sand is one of the softest in cancun also. I was here alone for two nights and booked the lowest cost room they had. The Hotels.com process worked great. THE GOOD: The location is prime. On the north end of the hotel zone, walking distance to the convention center area with lots of shops, restaurants, bars night life etc. The beach is huge with plenty of comfy chairs, a beach bar and beautiful […] white sand. The swimming area is perfect – clean, waist high water out to about 100' and then neck high. Good beach and front gate security but not to the point of feeling like you are in prison as in constantly checking your wristband or something. There was free wi-fi access in the lobby and pool area if you have a laptop or iPod and computers in the lobby to use for a fee. The staff was friendly but did not really engage you unless you needed something. Not too many English speakers but if you need something, they will find someone who does speak English. There is a small gift shop with refreshments and suntan lotion. There are two restaurants and bars on site but I think only one is open at a time. No pressure to talk about tours or timeshares but there is a tour desk if you are interested. There is a small gym too if you are so inclined. The AC in the room was quiet and worked well. THE BAD: I was an hour early and they would not let me check into the hotel until 3pm. The place seemed empty so I thought they could accommodate me but that was the policy, so it’s ok I guess. The condition of room was just ok at best. It was "clean" but did not seem sanitary at all. I found myself wishing I had some 409 to do some deep cleaning. The room was spartan and the view out my patio was of the parking ramp of the neighboring hotel (note, this was the cheapest room available). I didn't care because my goal was beach time and touring the neighborhood on foot. There were only older people and a few families so if you are single looking to mingle, this might not be the best place. OVERALL: Great value, pretty good accommodations Læs mere

Was extremely impressed, and pleasantly surprised, with Ambiance. The staff was fantastic - very friendly. Food was very good - both the breakfast buffet and the restaurant by the beach. The property was remarkably clean & well maintained. We would recommend this for others and plan to stay at Ambiance again.

Great room, pool and beach front. Just as well I didn't have too much luggage, had to go 6 flights of stairs to room. Furniture on balcony could be improved. Beach towels were a bit ratty so bought my own.

We loved this hotel. It is in a great location and the beach in front of the hotel is about the best in Cancun.

We had a terrific time...the beach was great -- bext in Cancun especially for kids...very tranquil. It never rained all week and the clouds were just inland. My wife spent hours in the water which she hasn't done in years. The place was empty -- offseason, hurricane risk, H1N1....so we had the run of the place. They gave us a suite overlooking the pool […] and ocean, including breakfast for four of us for $58 US per night. We also ate dinner there ione night which was pretty good too. Combine that with the Airtran $79 each way from Philadelphia and I don't ever expect we'll get such value again. Læs mere

The hotel seemed very pleasant with a large pool and two double beds in each room. We were told that we had been upgraded to a room with a kitchenette but found that the bathroom was cramped and the shower was freezing cold on a daily basis. The other room we booked had its hair dryer missing, which we reported instantly. When asked if they could replace […] it, we received a blunt 'no'. My kids had a great time in the pool, for me and my husband was very relaxing. We enjoyed the beach as well, you don’t see rocks in the hotel area, the white sand wont burn your feet and the water is shallow. The hotel is very close to downtown you can walk if you want. We got the breakfast package and is all worth it, many choices (French toast, pancakes, […] cereals, fruits, Mexican, Omelets and more). Cost per night was low for all we got. We enjoyed the place. The other reviewers are correct in that this hotel is small compared to the other mega hotels in the area but the rooms seemed to be on the large side. We did not experience the mosquitos mentioned in another review and the beach was well maintained. We used the grocery store 2 blocks from the hotel quite a bit but they have a […] lot of the things you need right in the hotel. There were no ice machines so we had to purchase ice every few days. This hotel is also close to most all of the restaurants and one of the malls other than the market. Læs mere
